Careful Renters! Don’t get blacklisted

Property owners and real estate agents could list renters if not comply with terms they signed.

As a student or for someone who has come from outside, at once living in Australia can seem a lot expensive. Thus many a times it happens that renters cause some damage to the property and do not repay also. There are many instances when renters do not do proper maintenance also of the property, not paying bills on time and many others. But you should know that all this doesn’t go unnoticed.

To protect the landlords, there are many steps that have been taken in Australia. Amongst this, the major one is the national database of renters. Yes you heard that right, there is a database where in all the renters are listed. If your landlord blacklists you here, then you will be facing serious problems in looking for a place. There are broadly two reasons for which the landlord can blacklist you. These are:

• If a possession order is made against you
• The amount that you owe to them as renter is not covered by the bond submitted.

The National Tenancy Database is the biggest database available for landlords to check your credibility. This basically contains information about renters like, their basic details, their public records, tenancy history, and also has your rental application. Thus enough information is at the disposal of the landlord to decide whether you are worth the property or not. This database is used for both residential and commercial property.

As a tenant, there are a few things that you must know. Firstly, the landlord has to file a complaint that must be in written form so that you can be listed in the database as not good. But before submitting it the landlord is required to show it to you. If you are marked as blacklisted, you can pay the amount that you owe to the concerned landlord within a period of 3 months and have your name taken off the list. The status will be changed to removed from blacklisted. However if you take more than 3 months in clearing the dues, you will not be removed but the status will change to inaccurate.

Landlords are encouraged to use the database before giving their property on rent. A check about any prospective tenant on National Tenancy Database costs around $14 but it is worth it as it can save you from tenants which have a bad record.

Taking care of the property is your duty. For landlords, some tenants are repeat offenders and hence always do full research before making a decision.
